We are not agents, we are investors that work with homeowners that have tried unsuccessfully to sell their house the traditional way either as a “for sale by owner” or through listing with a Realtor, or simply want to explore other options. We work with homeowners that are looking for an alternative solution to situations such as:

We can offer 3 different solutions to try and get your house sold quickly with either Cash or Terms.

Solution #1 - Terms Assignent

 
#1:   Terms Assignment

 

With a terms assignment what we do is put terms down in a non-exclusive agreement with homeowners, and then we take the terms to the market to find a buyer for us to assign the terms to, with homeowner approval. Non-exclusive, meaning the agreement may be cancelled at no cost any time before we find a buyer. And there are a lot of nice families out there with good jobs that need just a little time to qualify for a mortgage.

 

We try to bring in a buyer that has a down payment to pay the homeowner full price with an extended closing of 1 or 2 years. The buyer would move in and take over the maintenance & repairs and make monthly payments to the homeowner for the same amount as market rent before closing on the sale of the house. And with a delayed closing, the homeowner’s mortgage would continue to be paid down over the 1 or 2 years, typically netting the homeowner more at closing than if their house was sold today.

Houses Valued Over $1,500,000:

With houses valued over $1,500,000, we normally try to find a buyer with a 10% non-refundable down payment. Our compensation would amount to 1% from the down payment, the rest of the down payment would be paid to the homeowner, and we would raise the price by our portion so that it doesn’t cost the homeowner. 

Houses Valued Under $1,500,000:

With houses valued under$1,500,000, we normally try to find a buyer with a 5% non-refundable down payment. We would split the down payment  in half with the homeowner, and we would raise the price by our portion of the down payment so that it doesn’t cost the homeowner.

 

Also, buyers in this price range do like to have some of their monthly payments working for them, so we would set up monthly credits to get the buyer the rest of their down payment at closing. And again, we would raise the price by the total monthly credits so that it doesn’t cost the homeowner.

With the solution of a terms assignment, homeowners can potentially get full price, down payment funds in pocket, market rent, and a reduced mortgage balance at closing. This is a preferred solution for many homeowners.

Solution #2: All Cash Quick Closing

 
#2:  Sale on Terms

 

With a direct sale on terms, we look to buy houses at full price / market value by taking over the homeowner’s payments and all of the responsibility of the house for 3-5 years before closing on the sale of the house, with a deposit of $100 to validate the agreement.

For 3-5 years we would leave the homeowner’s mortgage in place, we would take possession and take over the homeowner's mortgage and all of the payments on the house, we would handle all of the maintenance & repairs and all of the responsibility for the house, and the homeowner would receive a cheque for their current equity at the closing in 3-5 years.

Since we would be taking over all of the responsibility for the house starting on the possession date, the purchase price would decrease by the amount of the reduction in the balance of the homeowner’s mortgage over the 3-5 year term period.

The solution of a sale to Homes on Terms provides homeowners with piece of mind knowing that their house and monthly payments are being taken care of while the homeowner waits comfortably to receive all of their current equity at the future closing.

#3:  All Cash

Solution #3: Sale on Terms

 

We specialize in terms but some homeowners need to sell there house now for cash. In these instances what we try to do is bring in a partner that buys houses in as-is condition, with cash, without the standard contingencies, and could close anytime the homeowner needs.

We can’t offer full market value with this solution, but to ensure homeowners that their house has been sold, we can offer a closing in cash, in as-is condition, and at any time the homeowner needs. So it would be a trade-off of some equity for the convenience of a firm sale to close on a date of the homeowner’s choice.
